When you’re thinking about buying a mobile home, one of the most important — and often overlooked — factors is the total weight of the unit.
Mobile homes are transported via what’s considered “exceptional transport” (oversized transport).
This classification is mainly due to their dimensions rather than their weight.
In fact, these homes are designed to be lightweight so they can be easily towed or moved once unloaded from the truck.

So, while weight doesn’t impact transport costs much, it plays a key role in logistics and in calculating costs related to unloading and positioning.

How much does a mobile home weigh?

The weight of a mobile home can vary greatly depending on structural and functional factors.
First and foremost: size.

The longer and wider the unit, the heavier it will be — assuming similar materials are used.

Then there’s the structure itself.
Materials can range from lightweight sandwich panels or aluminum to heavier options like solid wood frames, high-performance insulation, and luxury interior finishes.

Interior equipment also makes a big difference: built-in furniture, full plumbing and electrical systems, AC units, fitted kitchens, and appliances can all add significant weight.

External add-ons like porches, decks, awnings, or ramps (often stored inside the unit during transport) will also increase the total weight.

Typical weight ranges:

  • Single-wide unit: 1,000–4,000 kg
  • Double-wide unit: 1,500–5,000 kg per module
  • Extra-large or custom models: 2,500–10,000 kg

A mobile home of 30–40 m² will often weigh over 4,000 kg. Premium models with full interiors can easily hit 6,000–8,000 kg or more.

How does weight impact transport?

The trucks we use at 4 Springs Case Mobili Srl are specially built to handle mobile homes — both for transport and for loading/unloading.

Weight doesn’t directly affect the transport price — as we mentioned earlier, it’s the overall dimensions that matter more.
Our trucks consist of a cab and trailer, which allows us to transport either:

  • two standard mobile homes at once
  • one large modular (double-wide) home in a single trip

This setup helps you save money if you’re buying multiple units or a modular structure.

Unloading is done using ramps and a winch: a steel cable is attached to the mobile home’s hitch and remotely controlled by the driver to safely guide the home down the ramps.

Once on the ground, the home can be towed to its final spot.

Transport costs depend on:

  • width and length of the structure
  • complexity of the delivery route and site access

Example transport pricing (round trip):

  • 2.50 m width: €2.00/km
  • 3.00 m width: €2.50/km
  • 4.00 m width: €3.50/km outbound + €2.50/km return
    (+ special permits and escort costs)

Additional considerations:

  • The longer the trip, the easier it is to spread out fixed costs.
    A typical 100 km trip will usually require an added €300 + VAT for loading/unloading operations.
  • Difficult access or unloading areas can lead to extra time and effort.
  • If the unit is over 8.5 meters long, two units can’t be transported together, so two trips may be needed.

How does weight affect positioning?

Unlike transport, weight can significantly influence the logistics and cost of placing the home on-site.

A mobile home between 550×300 cm and 850×300 cm usually weighs 2,000–3,500 kg and can be towed using a car, SUV with tow hitch, or small tractor.

Larger models like 800×400 cm or 900×400 cm weigh 3,500–5,500 kg and require heavier equipment like large tractors or crawler vehicles.

Some mobile homes, such as VPF or other brands that use building-grade materials, can weigh up to 10,000 kg (100 quintals).
In these cases, we strongly recommend using a crane to avoid damaging the structure during setup.

Sometimes, due to tight spaces or limited maneuvering room, crane use may even be required.

Rule of thumb:

The heavier the home, the more powerful the equipment you’ll need — and the higher the handling costs will be after unloading.

Permits & Legal Requirements

In Italy, if a mobile home exceeds certain weight or dimension limits under the national road code —
(width > 2.55 m, height > 4 m, length > 16.5 m) — it’s classified as an exceptional transport.

That means:

  • You’ll need provincial or ANAS permits
  • Escort vehicles may be required
  • There may be restrictions on times/days of transport (e.g., night only)

The bigger and heavier the home, the more important it is to have a suitable delivery site:
solid ground, wide access roads, and enough space for maneuvering are key.
